Maintenance:    To keep the performance of components in good working order by doing the regularly scheduled work on your home.   
 
Maintenance for roof  
Check the attic area after heavy rains for signs of leaks and water penetration.  
All roofs require maintenance; they should be inspected yearly to last their normal life span.  
It is important to maintain the integrity of the flashing because it is one of the most common reasons for roof leaks. 
It is important to keep gutters clean. 
Trees touching roof can damage or rub away roofing material. Trim back yearly. Waste vent pipes that have plastic flashing with rubber boots have a short life, 7 to 10 years.   
 
Maintenance for exterior. 
Yearly walk around the house inspecting the siding and trim looking for missing caulking and paint at all joints and where siding meets trim. This maintenance is important to keep siding weatherproof. 
Door/window caulking and painting is part of normal maintenance to keep them weather proof. 
Do not power wash windows/doors. Most manufacturers do not recommend it, only do the siding. 
Deck/steps/railing sealing is a part of normal maintenance to keep wood weather proofed.    
 
 Maintenance for structure  
Walk around house after heavy rain and look for standing water. Exterior drainage is one of most important methods of controlling rainwater. 
Foundation vents should be kept closed during warm summer months to prevent condensation in the crawl space and during extremely cold weather to keep pipes from freezing. 
Clean out drainage system for crawl space yearly to ensure it works properly.
 
Maintenance and recommendations for plumbing 
Drain one gallon of water, spring and fall at base of water heater to help remove sediment.
  
Maintenance for electrical 
Test all GFCI receptacles and breakers monthly. 
Test all smoke and carbon monoxide detectors monthly.
 
Maintenance for HVAC.
Service HVAC each heating season and cooling season for efficient operation and longer life span of unit.
Change filter monthly when using HVAC system. 
Clean condensation lines and check if blocked monthly when using air conditioner. 
Clean the fireplace each season when burning wood.
Check insulation yearly to see if moved or fallen.  
 
Maintenance for interior of house.
Clean and remove all mold on bathroom walls as soon as it occurs. 
Do not block off rooms from HVAC, the rooms need to be dehumidified.
Condensation on windows is a sign of high humidity.

 While make every effort to identify existing or potential problems, it is not possible for a home inspector to the predict the future.  For this reason, it would be advisable to the budget perhaps $1000-$1500 a year for repairs and maintenance.  This would hold true for any house you are considering.
